Ground floor + 2 floors - Mauritius
The G+2, the apartment accessible to foreigners in Mauritius, corresponds to a residence located in a condominium building with at least two floors above the ground floor (G + 2) and whose purchase price must exceed MUR 6 millions or its equivalent in a freely convertible foreign currency.
Foreigners, who were once limited to RES, IRS, PDS, Smart City, government-approved residential programs, now have the opportunity to invest in a wider variety of G+2 apartments.
In 2021, Market Trends Ltd announced that G+2 projects have gained in popularity. They now account for 39% of sales by volume. This increase can be explained in part by the changes introduced by the 2021-2022 budget, which are:
- The purchase of a property worth at least 375,000 USD, or its equivalent in a freely convertible foreign currency, entitles the purchaser to a residence permit in Mauritius (in accordance with section 5(1)(ga) of the Immigration Act). The residence permit is valid for as long as the non-citizen remains the owner of the property. The close family (spouse, parent and child) also benefit through the dependent permit.
- This law also authorizes non-citizens, with or without a work permit, to invest in one or more luxury G+2 apartments. They also have the option of renting them out.
- The minimum purchase limit remains the lowest of all the real estate investment categories available to foreigners, with a minimum purchase of around MUR 6 million or its currency equivalent.
G+2 apartments are becoming more and more popular, and are proving to be an effective investment option if accompanied properly.
