Invest Hotel Scheme - Mauritius
IHS (Invest Hotel Scheme) was introduced in Mauritius in 2010. It offers foreign investors and private individuals the opportunity to acquire full ownership of a property belonging to a luxury hotel in Mauritius, be it a hotel room, apartment or villa managed within a hotel complex. There is no minimum investment amount, but the purchase of the property does not allow to acquire the residence or to reside there permanently.
The IHS aims to simplify the overall financing process for new hotel projects, and offers individual buyers the services of a hotel complex, including catering, spa, health and fitness centers, swimming pools, sophisticated business centers and room services. Guaranteed rental income, as the property is rented out by the hotel in its absence.
Villas, rooms, apartments or suites, as well as other properties, can be sold separately in units, with co-ownership regulations in accordance with the provisions of the Civil Code of Mauritius. In the case of off-plan sales, the sale is carried out as a VEFA in accordance with the Civil Code of Mauritius.
The purchase of a room, suite or other part of the hotel does not require a minimum investment, but an investment of 375,000 USD is necessary for the purchase of an individual villa. The owner or any other person authorized by the owner may use and occupy the units leased by the IHS developer for a maximum of 45 days over a 12-month period. The owner of an IHS property has the option of reselling the property, with no minimum price required.
A non-citizen becomes eligible for a residence permit if the unit or room under IHS is acquired for an amount greater than or equal to 375,000 USD.
